What property management actually costs here
Management fees in the Tri-Cities typically run 8 to 12 percent of monthly rent. Plenty of companies advertise the low end and then recover it in lease-renewal charges and maintenance markups. We would rather quote one number and stand behind it: 10 percent of monthly rent, plus a one-time leasing fee of 50 percent of one month's rent when we place a tenant. That is the whole fee schedule, and we will match or beat any comparable full-service quote.

Find a comparable full-service manager quoting less and we will match or beat it.
No hidden charges
No lease-renewal fees, no markups on contractor invoices, no surprise line items.
Quote before commitment
The rental analysis and the fee quote come first. You decide after you see both.
Everything the management fee covers
One fee, full service. You stop fielding the 11pm plumbing call and still decide anything that costs real money.
Tenant screening and placement
Credit, background, employment, and rental-history checks, then lease preparation. The goal is a tenant who pays on time and stays.
Rent collection and owner statements
Online rent collection, late-fee enforcement, and a monthly statement showing income and every expense against your property.
Maintenance coordination
Vetted local contractors, 24/7 emergency response, and preventive upkeep. You approve anything above the threshold you set.
Marketing and showings
Professional photography, listing syndication, and showing coordination to cut the vacancy weeks that cost more than any fee.
Washington compliance
Lease documents, notices, deposit handling, and eviction process run to Washington State landlord-tenant law.
Year-end reporting
Tax-ready documentation so your rental income is a line item at filing time instead of a weekend of receipts.
Why owners hand us the keys
You talk to the broker, not a queue
Brendan Burke answers the phone and manages your property. Small enough that your name is known, licensed enough to be accountable.
He owns rentals here too
An active Tri-Cities investor is making the same calls on his own properties, so the advice is what he would do with his own money.
A contractor bench that answers
Vetted local trades on standing rotation, which is what turns a burst pipe into a Tuesday instead of a vacancy.
Washington law, handled
Notices, deposits, and timelines are where self-managing owners get hurt. A licensed broker runs them to statute.

What people say about working with Brendan
Reviews from Parency's Google Business profile.
Excellent Temporary Housing Experience
We moved from Snohomish to Kennewick and needed a short-term rental during our transition. After viewing several options online, we connected with Brendan about an apartment he had available off Deschutes—and it was exactly what we needed. Brendan was fantastic to work with: responsive, professional, and genuinely helpful. The apartment was clean, comfortable, and well-located. We stayed for three months while searching for a permanent home, and Brendan made everything easy—from rent payments to quickly resolving the two minor maintenance issues we had. I highly recommend Brendan and the temporary housing he offers. It made a stressful move feel seamless!
Brendan is easy to work with and communicates very well. I've been to a few of his short term rental locations and they are conveniently located and have all the amenities needed. Highly recommended.
Easy company to work with!
Thinking about renting it furnished?
Parency also runs furnished and mid-term rentals for Hanford and PNNL contractors, traveling clinicians, insurance relocations, and families between homes. It is a different pricing model and a different tenant, and for some properties it earns more.
